The generously sized plots of land have superb far reaching views. There are a few plots left frontline and second line, with a gentle incline towards a stunning unspoilt natural beach with golden sand and no rocks.
The land faces to the west... The plots are perfectly suited for a private villa, or for a medium sized tourist or residential project. They are adjacent so can be joined together if a larger plot is required.
THE PURCHASE OF LAND
The stages in the land buying process seem complex at first and can have differences if you are a Moroccan national or not. It would also be true to say that there is more than one Moroccan system for land/property purchase, so identifying which process applies in a particular case is an important first step.

PLOT SIZE & DEVELOPMENT RATIOS
In summary the land we are offering at Moulay Bouzektoun is in a locality where there are some planning rules for new developments :-
- Generally, each land plot must be over 10,000 sq.m for a new property development. Less maybe allowed if you are a Moroccan national.
- All development is ‘low density’ and the height is usually limited to two storeys, that is a ground floor and a first floor with roof. The roof over can be flat and become a viewing terrace.
- For a single private dwelling, ground floor area is limited to 2% of the plot size. So with a first floor of a further 2%, a new house of internal size 400 sq.m could be built on a 10,000 sq.m plot.
- Other development types are allowed such as guest houses or groups of rental properties, but all limited to 2 storeys. Plot size ratios over 2% are permitted in these cases, contact us for the latest guidelines in the Moulay Bouzerktoun locality.
The land plots are a 20 minute drive north of Essaouira, on the Safi road, near the village of Moulay Bouzerktoun.

This is one of the most beautiful and unspoilt stretches of sandy beach in the province of Essaouira. The perfect place to lose yourself or even find yourself.
Transport communications are excellent. Essaouira is an easy 20 minute drive away from the land plots. There are numerous flight options into Marrakech and Essaouira airports, including a direct flight London Luton to Essaouira with Easyjet and direct flights from Paris Orly.
